Property consultancy for charities

Why Ethical Property Foundation?

Welcome to the Ethical Property Foundation. We are the dedicated property consultancy supporting UK voluntary organisations and charities. We provide clear, tailored advice that helps you deal with complex property issues, so you can focus on your mission.

Our mission is to help UK charities achieve positive outcomes in every area of property management. Because we are a registered charity too, we understand the pressures non-profit organisations face. We believe good property management is essential to a strong and successful charity sector.

We offer specialist property advice for the charity sector. Our guidance brings together governance, operational needs, and commercial considerations. As a result, you receive practical, easy-to-understand and values-led support.

Our team

Our team of Associate Property Advisers are Chartered Surveyors and senior specialists with broad experience across the property sector. They provide you with clear and comprehensive support.

Everyone on our team is highly experienced, DBS checked, fully qualified, and insured. Because they have worked for, advised, and sat on charity boards themselves, they understand charity governance. They also explain property issues in a straightforward way, making the process easier for you and your team.

Our consultancy services

Whether you are acquiring, exiting or moving premises, we design our services around your organisation’s needs. In addition, we offer bespoke support for a wide range of situations.

We offer bespoke services based on your needs. Some of these include:

  • Lease negotiation: We help you review and negotiate leases so you can secure fair and manageable terms.
  • Repairs and dilapidations management: We guide you through property condition, repairs, and dilapidations so you can plan ahead and protect your building.
  • Options report: We review how your property or portfolio meets your charity’s needs. Then we set out clear options for using space better, developing, acquiring, or disposing of property.
  • Property management review: We help you understand your responsibilities and liabilities so you can manage risks and control costs.
  • Tailored learning: We deliver expert-led workshops to build your team’s knowledge and skills in today’s challenging property landscape.

We tailor every service to your circumstances. For example, we can support you with moving premises, exiting or acquiring space, or renegotiating lease terms with landlords or tenants.

"The Ethical Property Foundation gave us quick, affordable advice that helped us understand how best to manage our three listed buildings. Their consultants were responsive throughout, took the time to understand our specific needs, and adjusted their services to fit. I'd recommend them to any charity grappling with a complex estate!"

"Working with the Ethical Property Foundation was an extremely positive experience for Enfield Voluntary Action. The Associate assigned to us took the time to understand the complexities of our property challenges and worked with clarity, empathy, and expertise to resolve them. Their practical advice and strategic guidance gave us the confidence to make informed decisions, helping us to successfully challenge unfair charges and then sign a satisfactory lease. What truly stood out was their caring supportive approach and the depth of their knowledge and experience with similar issues. They helped us navigate immediate issues, but also empowered us with knowledge for the future. The outcome far exceeded our expectations, and we’re now in a much stronger position, having agreed and signed a lease thanks to their involvement. I wholeheartedly recommend the Foundation to any voluntary organisation seeking ethical, expert property advice."

“Our charity property, unused since the pandemic and no longer suitable for its original purpose as offices and a community hub, required expert advice to maximise proceeds from its sale. David Gooch was appointed as our advisor and provided outstanding support, presenting us with various sale options. On his recommendation, we pursued planning permission to increase the property’s appeal to developers. His expertise and handling of communications with planners and contractors were invaluable, providing sound advice and support to our CEO and Trustees throughout the process.”

"Thank you so much for your support. We would not have been able to articulate this without you. I am meeting with Lloyds and will be sure to convey our gratitude. Their funding, made it possible for us to access your services."

“Working with Simon Kelsall in particular was such an easy process. His knowledge and advice were exemplary. If Simon had not got involved, we probably would have signed a lease that wouldn’t have suited us. Simon got into the details of negotiating a lease and negotiated quite hard to get us a good deal.”

Spring Community Hub, London
“The Ethical Property Foundation is awesome! They armed us with the knowledge and confidence to deal with a lease that was offered to us by Southwark council. They helped us understand the lease, by working through the clauses, so we could make an informed decision about the property being offered. The Foundation also recommended a commercial solicitor and advised us to do a survey of the building to be clear about the current condition of the building and what state we would have to return it at the end of the lease. Spring Community are very grateful for EPF’s help. Without them we would have got into real trouble.”
