The work was likely to be disruptive and noisy

◼︎Operational and reputational risk

Drilling, hammering, and having builders and materials coming and going are all disruptive. This could have affected Swinsons‘ staff, clients and visitors, along with complaints from the other tenants in the building.

◼︎Mitigation

Swinsons arranged for as much of the noisy work to be done out of hours. They told the neighbouring tenant about the work well in advance and accommodated any reasonable requests they made. They also had a procedure in place for delivery of materials, removal of rubble etc., most of which was covered by a method statement attached to the building contract.
